Even if you are just thinking about listing, it’s a good idea to meet up and discuss it. Everyone has their own reason for selling their home, however, one thing is universally true: the desire to get as much as you can for your home! There are a lot of ways you can add value that you might want to consider, such as:
This can be something as simple as freshening up the walls with a coat of paint all the way to major renovations like installing a new kitchen, or bathroom. Before you do anything though, it’s wise to know how much value a renovation or remodel will actually add to your sale price and how much other comparable homes in your neighbourhood are selling for. I definitely urge clients to discuss all potential upgrades with me BEFORE they go ahead and do them. This ensures that you can get the most value out of the dollar as in, “best bang for your buck”.
Enhancing curb appeal
First impressions mean a lot. Which is why you want your home looking its very best when a potential buyer is standing at the bottom of your driveway or simply passing through the neighbourhood.
Step 2: Listing Your Home For Sale
Your home is about to make its big debut on the market. And there’s more to it than sticking a sign on your lawn and doing an MLS listing. Establishing a home’s true worth can be tricky, but you can rest assured, as I am educated and knowledgeable with the current market.
I always do a comparative market analysis that will show you what houses in your area have sold for in recent months, and a total current market overview. I will take into consideration as many factors as possible (unique property details) to accurately assess the fair market value of your property so it sells fast while maximizing your profit.
Step 3: Home Staging
The way your home looks to prospective buyers can make a striking impression. The goal is to get buyers to feel like they can already see themselves living in your home. There are a few tricks of the trade that can help you do this: Home staging literally means, getting your home “set ready” for buyers. Things like:
Cleaning your home from top to bottom including carpets and drapes, kitchen and bathroom tiles, walls, ceilings and trim
Dispose and declutter which includes getting rid of those items in your home that make rooms feel smaller than they actually are.
Organize. Tidy up cabinets, bookcases, closets and toys and put away personal items such as photographs, souvenirs and other memorabilia.
Step 4: Marketing Your Home
This is one of my favourite parts about selling a home. Whether it’s with professional photos, a promotional video, or setting up broker tours and open houses, it is my chance to be creative and find unique ways to really SELL your property. I always promote on social media where you and myself can see exactly how many views and attention is being paid to the listing. This is such a great new way to see just how well our marketing is working! Your listing will have a prime spot on my website, promoted on facebook, instagram, as well as newspapers for open houses. Also there is tons of marketing I do behind the scenes like discussing all of my listings at our brokerage weekly meetings, planning and hosting broker tour (open house for realtors only) and obviously checking with my data base of clients to see if your home fits their criteria.
